House Square Footage Formula
House square footage is calculated by summing the finished floor area of all livable rooms on each floor. Only heated, finished space above ground counts toward the official square footage in real estate listings.
Add each room's area, hallways, closets, and any finished areas. Exclude garages, unfinished basements, and open porches unless local standards include them. Using this calculator room-by-room gives the most accurate total.
Multi-Story Homes
Add each floor separately. A two-story home with 900 sq ft per floor has 1,800 sq ft of total living area. Measure each floor from the interior walls of the exterior walls.
How to Calculate House Square Footage
- Measure each room: Length × Width for every room, hallway, and closet.
- Sum all rooms per floor: Add every area for that floor level.
- Add all floors: Include finished basement space separately if applicable.
- Exclude garages and unfinished areas: These are not counted as living area.
