Price Per Square Foot Formula

Price per square foot (PSF) is a key real estate and construction metric that lets you compare properties and materials on a level playing field.

Price Per Sq Ft = Total Price ÷ Total Square Footage

A home priced at $450,000 with 1,800 sq ft has a price per sq ft of $450,000 ÷ 1,800 = $250/sq ft. Use this calculator to compare two properties, estimate renovation costs, or check if a listing is priced fairly for its area.

Reverse Calculation

You can also calculate total price: multiply square footage by the price per sq ft. If local homes sell at $300/sq ft and you have 2,000 sq ft, the estimated value is $600,000.

How to Use the Price Per Sq Ft Calculator

  1. Enter the total price: The sale price, ask price, or project cost.
  2. Enter the square footage: The livable area for homes, or the project area for materials.
  3. Read price per sq ft: Compare this to local market averages to assess value.
  4. Compare properties: Enter a second property to see the PSF side by side.

Frequently Asked Questions

Divide the total price by the square footage. A $300,000 home with 1,500 sq ft costs $300,000 ÷ 1,500 = $200 per sq ft.

Multiply price per sq ft by the square footage. If flooring costs $4/sq ft and the room is 200 sq ft, total material cost = 200 × $4 = $800.

Not necessarily. Higher PSF can reflect better location, quality finishes, or smaller but more functional space. Always compare PSF within the same neighborhood and similar property types.

Contractors use PSF to estimate new builds. US construction costs range from $100–200/sq ft for basic construction to $300–500/sq ft for high-end finishes. Multiply by total sq ft for the budget estimate.

Material costs vary: laminate $1–3/sq ft, vinyl LVP $2–5/sq ft, hardwood $5–15/sq ft, tile $2–15/sq ft. Labor adds $2–10/sq ft depending on installation complexity.
