How to Calculate Property Area in India
- Measure length and width: Use a measuring tape in feet or meters along the property boundary.
- Multiply to get sq ft: Length (ft) × Width (ft) = Area (sq ft)
- Convert to local unit: Divide by 9 for Gaj, by 272.25 for Marla, or use the table above.
- Check carpet vs. super built-up area: In Indian real estate, super built-up area includes common areas and is larger than the carpet area you actually use.
Carpet vs. Built-Up vs. Super Built-Up Area
Carpet Area: The actual floor area within walls — what you walk on. This is the smallest figure.
Built-Up Area: Carpet area + wall thickness (usually 10–15% more).
Super Built-Up Area: Built-up area + share of common spaces (lobby, elevator, staircase) — 20–30% more than carpet area.
Frequently Asked Questions
Multiply length by width in feet. A 20 × 30 ft plot = 600 sq ft. Many Indian cities also use meters — multiply length (m) × width (m) × 10.7639 to convert to sq ft.
Carpet area is the actual usable floor space within the walls of an apartment. Under RERA, builders must disclose carpet area separately from super built-up area.
A typical 1 BHK apartment in India ranges from 400–650 sq ft of carpet area, or 500–800 sq ft of super built-up area depending on the city and developer.
Divide by 9. A 1,800 sq ft plot = 1,800 ÷ 9 = 200 Gaj.
1 Kanal = 20 Marla = 5,445 sq ft. These units are used primarily in Punjab, Haryana, and Himachal Pradesh. 1 Marla = 272.25 sq ft.
